The house is positioned directly above Combesgate Beach — 200 metres down the steep path. The beach itself bans dogs from 30 April to 30 September, which is worth knowing before you plan your days. Putsborough Sands and the section of Woolacombe Beach south of Mill Rock are both open to dogs all year and within easy reach.

Interior

The front door opens into a hallway leading to a large open-plan living, kitchen and dining space on the upper floor. Floor-to-ceiling glass doors open onto the decked terrace, pulling the sea views into the room. A breakfast bar with an integrated coffee machine, a solid oak dining table and a Smart TV in the living area. The kitchen is fully equipped for a group of twelve cooking properly.

The cinema room is on the same level — a proper screen, comfortable seating and a space that earns its place even on a week of good weather. The snug has a glass lantern roof and a wood burner. A children’s games area with a PlayStation 4 Pro sits separately. A WC completes the ground floor.
A floating staircase with glass balustrades leads to the bedroom floor. Three king-size bedrooms, all with en-suite shower rooms and sea views. Two have balconies. The third has a floor-to-ceiling glass wall, a walk-in wardrobe, a Smart TV and a Juliet balcony. A family bathroom with a freestanding bath. Two bunk bedrooms complete the sleeping accommodation. What to know before you arrive

Woolacombe’s beaches are divided into zones with different seasonal rules. Zone A — the northern end from The Esplanade to the stream — bans dogs from Good Friday or 1 April to 30 September. Zone B — from the stream to Mill Rock — requires dogs on leads from 1 May to 30 September. South of Mill Rock, dogs are off-lead all year with no restrictions — the largest and most open section of the beach.

Combesgate Beach, 200 metres below the property, bans dogs from 30 April to 30 September. In summer head to the south of Mill Rock on the main beach, or to Putsborough Sands. Morte Point, 1.5 miles north along the coast path, is National Trust land open to dogs all year. Grey seals can sometimes be spotted in the water below the point.
