The Appledore Garden House is a luxury reverse-level coastal house a short walk from the centre of Appledore, the working fishing village in north Devon. Six people, three bedrooms, two bathrooms. A panoramic deck for sundowners, a private hot tub and an enclosed garden with lawn — generous outdoor space for the size of the party. The kind of place where you can park up on Friday evening and not move the car until you leave.

Appledore itself has bistros, pubs, independent shops and a quayside where children can crab in the summer. The seasonal ferry crosses the estuary to Instow with its sandy dog-friendly beach and superb deli. Westward Ho! is two miles south for surf lessons, the pebble ridge, Northam Burrows and the Royal North Devon Golf Club.

Interior +

Through the front door is an entrance hall with space for coats and shoes, a small utility room and a WC. The eye is immediately drawn to the picture windows beyond, where the open-plan lounge, kitchen and diner sits with triple aspect — light from three sides, the estuary in front, the deck off to one side. Comfortable sofas, a Smart TV and Sonos soundbar in the lounge. The kitchen has a breakfast bar, wine fridge and a Vertuo Pop Nespresso machine with milk frother.

Sliding doors from both the lounge and dining areas open out onto the decked balcony — the spot for evening sundowners with views from Westward Ho! across to Saunton Sands. The dining table seats six.

All three bedrooms sit on the lower floor. A super-king-size with Smart TV, Sonos One smart speaker and en-suite shower room. A king-size with Smart TV. A twin zip-and-link convertible to super-king-size with Smart TV. The family bathroom with shower over bath sits between them.

Exterior +

The rear of the property opens onto a sunny patio with garden furniture and the private hot tub — accessed either through patio doors from the two double bedrooms or externally via the side gate (useful for arriving without traipsing sand through the house).

Beyond the patio, a generous lawn — room for the dogs to run, with garden games provided. A shed for storing bikes, wetsuits, surfboards and sandy boots completes the outdoor offering.

What to know before you arrive

Appledore is a working fishing village with a maritime past. Independent shops, bistros, pubs and the quayside, all within a short walk. In summer the children can try crabbing or even quay jumping if they've got the nerve.

The seasonal passenger ferry crosses the estuary to Instow — pubs, a yacht club, a sandy dog-friendly estuary beach, and a deli that everyone mentions. Five miles by road if the ferry isn't running.

Westward Ho! is two miles south. Long, sandy, with surf academies, tennis courts, the Royal North Devon Golf Club, and the famous pebble ridge linking to Northam Burrows. The northern end of the beach is open to dogs all year via the burrows.
