A quietly working coastal cottage in Appledore, half a mile from the quayside.

The Appledore House is a reverse-level house above Appledore on the north Devon coast, half a mile from the working quayside and two miles from Westward Ho! Four bedrooms on the ground floor, an open-plan living space upstairs with vaulted ceilings and panoramic sea views, and a balcony that catches the sunset.

The South West Coast Path runs near the property. Northam Burrows Country Park is two miles. Appledore itself is the quietly working kind of harbour village — independent shops, galleries, a renowned deli, and a couple of pubs that know the regulars. The Hockings ice cream van counts.

Interior +

The entrance hall has underfloor heating and plenty of storage for coats, boots and dog gear. All four bedrooms sit on the ground floor — a super-king zip-and-link convertible to twin, a further super-king (both with en-suite shower rooms), plus a king and a twin zip-and-link convertible to super-king. Each has a Smart TV. Three of the four bedrooms have sea glimpses. A luxury family bathroom completes the floor.

Upstairs, the open-plan lounge, kitchen and diner has high vaulted ceilings, large windows on three sides, and the kind of light that makes everyone slow down. The lounge has an electric real-flame fire, comfortable sofas and a Smart TV with Sonos sound bar. A separate snug with an L-shaped sofa, table football, books, puzzles and games sits off to the side.

The kitchen runs along one wall with a breakfast bar and a separate dining table that comfortably seats eight. Sliding doors from both the lounge and snug open onto the front balcony with panoramic sea views.

Exterior +

The rear of the house is the working heart of outdoor life — a large enclosed patio with far-reaching sea views from either end, dining furniture, a gas BBQ, sun loungers and an outdoor hot shower for rinsing sandy paws. Worth being clear: this is a patio rather than a lawn, so it is better suited to dogs that are happy on hard surfaces than ones that need running space at the property itself.

Steps lead up to a level area mainly laid to lawn, where children can burn off energy. Above that, an upper terrace with an L-shaped outdoor sofa and the private hot tub, with views over the burrows. A handy shed stores surfboards and beach kit.

A full-width balcony at the front of the house catches the evening sun. You can walk down the hill into Appledore quayside in around fifteen minutes.

A short guide to the walks, beaches and pubs nearby.

Appledore quayside is half a mile down the hill — a working estuary harbour with independent shops, galleries, the deli everyone mentions, and a handful of dog-friendly pubs. The summer ferry crosses to Instow's dog-friendly beach on the far side of the river. Try crabbing off the quayside if you have never done it.

Westward Ho! is two miles away — golden sands with seasonal restrictions in the central section, but the wider stretch through Northam Burrows is open to dogs all year. Surf schools, places to eat, arcades for the children if it rains. Royal North Devon Golf Club is just over a mile if anyone in the party plays.

For walks, the South West Coast Path passes near the property and Northam Burrows Country Park is two miles. The Big Sheep, Milky Way and Wake Park are all within eleven miles for family days out. Skern Lodge, immediately next door, runs activities for older children — climbing, kayaking, surfing.
