The Payhembury Farmhouse is a high-quality barn conversion set in a quiet courtyard on a working beef and sheep farm in the heart of Devon. It sleeps eight in four bedrooms with three bathrooms, has a woodburner in the lounge, and a private enclosed garden with views over the rolling hills. The village of Payhembury, with its pub and community shop, is a short walk away via country lanes.

The farm hosts the village cricket club — pitch for hire and a bar and BBQ on match nights. There is a shingle beach by the river for picnicking and a firepit for evenings. The Jurassic Coast — Beer, Branscombe, Sidmouth — is around twenty-five minutes by car for those who want a beach day. Otherwise it is rural quiet, country lanes, and the kind of slow that takes a few days to sink into.

Interior +

A private path and three steps lead up to the main entrance. The spacious hallway has a separate WC and utility room with washer-dryer. From here, the bright open-plan lounge-diner opens out — a woodburner anchoring the lounge area, and a stylish kitchen along one side with luxury appliances including a range cooker, dishwasher, microwave and coffee machine. The accommodation is arranged to make the most of the views over the rolling hills.

A flight of stairs leads down to the bedrooms. A king-size bedroom with en-suite shower, a further king-size with en-suite wet room, a king-size zip-and-link convertible to twin, and a further twin room. A shared family bathroom with freestanding bath, separate shower and WC completes the floor.

From the kitchen or hallway on the upper floor, an external flight of steps leads down to a generous private enclosed garden with patio, garden furniture, BBQ, and views straight out across the hills. It is the kind of garden that earns its keep — meals alfresco in the evening, and a safe space for dogs to be.

To the rear of the property is a communal courtyard and children's play area shared with one other holiday cottage. Off-road parking for four cars in the adjacent area.
