A Grand Designs home on a working vineyard.

Five bedrooms, a wood-fired hot tub, a log burner, and panoramic Devon countryside.

The Weston Farmhouse is an architecturally striking five-bedroom home on a working vineyard near Honiton, in the heart of east Devon. The roof curves like a plough; floor-to-ceiling windows pull the surrounding countryside into almost every room. It sleeps twelve, has a wood-fired hot tub at the lower end of the garden, a fire pit alongside, and a log burner inside for cooler evenings.

The property sits within the wider vineyard estate, which includes an on-site eatery, farm shop and play area — exclusive enough to feel private, but with the option to wander out and pick up a bottle of wine, jam or apple juice from the shop next door. Honiton, the antique capital of the South West, is 1.5 miles away. The Jurassic Coast — Branscombe, Beer, Sidmouth and Seaton — is around ten miles south.

The entrance hallway gives space to drop boots and coats after walks. From here, the open-plan kitchen-diner opens into the rest of the house — full of natural light from the floor-to-ceiling windows, with a log burner anchoring the dining and seating area. The kitchen is fully equipped with everything needed for a group of twelve cooking comfortably together, with a separate utility room. The dining table seats the full party; the seating area is for spilling onto sofas afterwards.

A separate, more enclosed living area sits off the main hallway with comfortable sofas, a Smart TV, books and games. It works as a contrast space — the bigger room for gatherings, this one for someone who wants quieter time.

Five bedrooms across two floors. The master is a super-king zip-and-link with en-suite shower room, sharing a balcony with the second bedroom (a king-size). A further super-king zip-and-link bedroom upstairs, plus a children's bedroom with two sets of bunk beds (top bunks for children only) and a games console. The fifth bedroom — a super-king zip-and-link — sits on the ground floor for those who'd rather avoid stairs. A family bathroom with freestanding bath upstairs, and an additional shower room downstairs.

Exterior +

The garden is the working heart of the property. Multiple patios and decking areas catch sun at different times of day — morning coffee on one, aperitifs on another, full alfresco meals with seating for everyone on a third. Toward the lower end of the garden, the wood-fired hot tub sits with views straight out across the countryside. Alongside, a separate fire pit area for evenings.

Beyond the immediate garden, guests can wander through the vines, visit the farm shop and the on-site eatery, or use the play area. Three dogs welcome throughout, with the enclosed garden giving them safe outdoor space.

A short guide to the vineyard, Honiton and the Jurassic Coast.

The vineyard is the closest thing to an extended garden — guests can wander through the vines, visit the on-site farm shop for wine, gin, apple juice, jam and chutney, or eat at the on-site restaurant. The play area is part of the property's setting too. It's quietly impressive — exclusive feel, but never closed off.

Honiton, 1.5 miles away, is the antique capital of the South West, with independent shops, places to eat, and the kind of small independent coffee shops worth seeking out. Hembury Fort (4 miles) and Blackbury Camp (3 miles) are local Iron Age hill forts — atmospheric for short walks with sweeping views.

The Jurassic Coast is around ten miles south. Branscombe, Beer, Sidmouth and Seaton are all within easy reach by car. The South West Coast Path links them — picture-postcard views, dramatic cliffs, and stretches of beach where dogs are welcome year-round.

The kind of property that suits two- or three-generational gatherings — enough space for everyone to find their own corner, but with shared spaces big enough for unhurried meals and unhurried hot-tub conversations.
