A beach house with private access directly onto the water below.

Three en-suite bedrooms, a games room, and sea views from almost every room.

The Downderry Cottage House is a luxury beach house in the coastal village of Downderry, set above the shore with private access onto the beach below. Six people, three bedrooms each with their own en-suite, a games room and expansive decking on multiple levels. The living space has floor-to-ceiling windows bringing the sea in — and on warmer days the sliding doors open to let the rest of it in too. One dog welcome.

Downderry sits between Seaton and Looe on the south-east Cornish coast. Dog-friendly beaches at Seaton and Downderry are both within a mile. Looe, Polperro, Kingsand and Cawsand — the coastal villages that make this part of Cornwall worth exploring — are all within eleven miles. The Eden Project is twenty-seven miles. Adrenalin Quarry, with zip-wires above a flooded quarry, is nine miles for something more unusual.

Interior+

The open-plan lounge, kitchen and dining space occupies the main floor — bright, airy, contemporary and oriented entirely toward the sea. Floor-to-ceiling windows, large sliding doors opening to the decking. A breakfast bar and well-equipped kitchen for self-catering. The lounge has comfortable sofas and a Smart TV.

Three bedrooms, all with individual rustic styles reflecting the coastal location, crisp white linens and Smart TVs. Two with super-king doubles, the third a twin. All three have their own en-suite shower rooms. The games room has a multi-games table, dartboard, games console, Smart TV and sofas — worth knowing if the group has different ages.

Exterior+

Multiple private decked areas on different levels — some sheltered, some fully open to the view. Sun loungers, dining furniture and BBQ. Private access to the beach below via steps — a genuinely useful feature that makes spontaneous early or late walks easy. A lawned garden area between the decking levels.

A short guide to Downderry and the south-east Cornish coast.

Downderry is a small coastal village that operates below most visitors' radar — a street of houses, a café, a bar, a beach. Seaton, one mile west, has a wider sandy beach open to dogs year-round. Both are considered among the safer, calmer beaches in south Cornwall for swimming and paddling.

Looe is eight miles west and the most practical nearby town — a working fishing harbour with independent shops, good places to eat and a connection to the rest of the south coast. Polperro, five miles beyond Looe, is quieter and architecturally more dramatic. Kingsand and Cawsand sit on the Rame Peninsula facing Plymouth Sound — an area that feels different from the rest of Cornwall, more secluded, more local.

Wild Futures Monkey Sanctuary is three miles away — an unexpected but genuinely worthwhile afternoon if the party includes children. Adrenalin Quarry at Menheniot is nine miles for zip-lining above a flooded quarry. Mount Edgcumbe House and Country Park, eleven miles, has wide grounds open to dogs.

The house's private beach access is the feature that makes the mornings and evenings different from anywhere else.
