A granite farmhouse with a stream through the garden.

Three bedrooms, a woodburner, and the sub-tropical gardens of the Helford within easy reach.

The Falmouth Garden House — Cornish for "house with the spring" — is a granite farmhouse tucked away in a secluded location near Falmouth. The name fits: a stream meanders along the garden's edge, and the multi-level garden sits across several terraces with ancient tree ferns and tropical plants at its wilder end. Six people, three bedrooms, two bathrooms. Refurbished to a high specification, with the kind of detailing that rewards close looking — limestone flooring, exposed granite walls, quartz worktops, the chimney breast revealed.

Falmouth itself, three miles away, is a maritime port with festivals throughout the year and four beaches each offering something different. From the property you can reach the Roseland Peninsula (around 20 miles), Helford Passage (7 miles) and the Lizard Peninsula (19 miles). The sub-tropical gardens of Trebah and Glendurgan are both 6 miles — extraordinary Cornish plant collections, worth a quiet day.

Interior+

The front door opens into a spacious kitchen and dining area with limestone flooring kept warm by underfloor heating. A large dual-fuel range cooker, quartz worktops, and a separate utility area at one end. A ground-floor cloakroom is accessible from the kitchen, and a door leads out onto the terrace.

The classic living room is the heart of evenings — contemporary furniture artfully blended with the period setting, and the woodburning stove nestled into the exposed granite chimney breast. Adjustable mood lighting, snug for an evening of doing very little.

Upstairs, three bedrooms with wooden floorboards and exposed stonework. The main bedroom has a super-king bed and en-suite shower room. The second is a king-size double. The third has flexible zip-and-link beds. A family bathroom with a roll-top bath and shower over completes the floor.

Exterior+

The garden is the property's secret. South-facing patio with a charcoal BBQ for alfresco dining. Mini amphitheatre seating by the stream. And then — heading deeper into the garden — an enchanting and untamed area with ancient tree ferns and tropical plants, the kind of place that doesn't feel like Cornwall at all until you remember it does.

Worth being clear about the stream: it runs along the garden's edge and is unfenced. Be cautious if young children or unsupervised dogs are around it.

A short guide to Falmouth and the gardens of the Helford.

Falmouth is a working maritime town three miles away — university energy, festivals throughout the year, four beaches, and a renowned restaurant scene that reflects the harbour and the produce. Take a boat trip from the pier or hire a small boat to explore the creeks of the Fal.

Trebah and Glendurgan are both 6 miles — sub-tropical gardens that descend through woodland to private beaches on the Helford River. Worth allowing half a day each. The Helford Passage itself is 7 miles and offers ferry rides across to Helford village, with one of the most beautiful pubs in Cornwall on the far side.

For wider exploring, the Roseland Peninsula is around 20 miles — quiet villages, hidden coves, the church at St Just-in-Roseland. The Lizard Peninsula, 19 miles, is the more dramatic landscape — Kynance Cove, Lizard Point, the lighthouse.

In the evenings, the woodburner and the garden are the property's two best rooms. Use both.
