Mawgan Porth beach is 1.5 miles — a quieter alternative to Newquay's busier beaches, with good surf and calmer family sections depending on the tide. Watergate Bay is 3.5 miles. Newquay itself is 7 miles. The Bedruthan Steps — National Trust land, a sequence of dramatic sea stacks rising from the beach — are a ten-minute drive with a cliff-top walk that counts among the best in Cornwall.

Entry is from the parking area via a balustrade staircase up to the first floor and the main living space. A sleek, spacious open-plan lounge, kitchen and dining area with the kind of sea views that change the conversation. Floor-to-ceiling glass sliding doors open to the sun terrace. The living area has comfortable seating and a Smart TV. The kitchen has everything needed for a group of six to cook and eat well — with a contemporary, considered design rather than a holiday-cottage afterthought.

The master is a king-size with sea views, a patio door leading directly to the front of the property, and a luxurious en-suite with a double walk-in rainfall shower. The second bedroom is a king-size zip-and-link (convertible to twin). The third bedroom is a further zip-and-link king-size with its own en-suite shower room. A family bathroom with a bath and shower over serves the second bedroom and any additional guests.

The sun terrace is accessed from the first-floor living area — an open decked space with the hot tub and seating, oriented toward the Bedruthan Steps and the Atlantic. Worth being clear: this is a terrace rather than an enclosed garden, so it's better suited to dogs that are settled and don't need a boundary to feel safe. Two parking spaces at the property.
