An upside-down coastal house with the Bedruthan Steps on the horizon.

Three bedrooms, a sun terrace, a private hot tub and floor-to-ceiling sea views.

The Mawgan Porth House is a chic three-bedroom house above the north Cornish coast, designed upside-down to make the most of the views — the main living space sits on the upper floor with floor-to-ceiling glass sliding doors looking toward the Bedruthan Steps, one of the most dramatic stretches of the Cornish coast. Six people, three bedrooms, three bathrooms. A private hot tub on the sun terrace. Two dogs welcome.

Mawgan Porth beach is 1.5 miles — a quieter alternative to Newquay's busier beaches, with good surf and calmer family sections depending on the tide. Watergate Bay is 3.5 miles. Newquay itself is 7 miles. The Bedruthan Steps — National Trust land, a sequence of dramatic sea stacks rising from the beach — are a ten-minute drive with a cliff-top walk that counts among the best in Cornwall.

Interior+

Entry is from the parking area via a balustrade staircase up to the first floor and the main living space. A sleek, spacious open-plan lounge, kitchen and dining area with the kind of sea views that change the conversation. Floor-to-ceiling glass sliding doors open to the sun terrace. The living area has comfortable seating and a Smart TV. The kitchen has everything needed for a group of six to cook and eat well — with a contemporary, considered design rather than a holiday-cottage afterthought.

The ground floor has three bedrooms. The master is a king-size with sea views, a patio door leading directly to the front of the property, and a luxurious en-suite with a double walk-in rainfall shower. The second bedroom is a king-size zip-and-link (convertible to twin). The third bedroom is a further zip-and-link king-size with its own en-suite shower room. A family bathroom with a bath and shower over serves the second bedroom and any additional guests.

Exterior+

The sun terrace is accessed from the first-floor living area — an open decked space with the hot tub and seating, oriented toward the Bedruthan Steps and the Atlantic. Worth being clear: this is a terrace rather than an enclosed garden, so it's better suited to dogs that are settled and don't need a boundary to feel safe. Two parking spaces at the property.

A short guide to Mawgan Porth, the Bedruthan Steps and the north Cornish coast.

Mawgan Porth is a small beach village between Padstow and Newquay — quieter than either, with a beach that has good surf when the swell is right and calmer, safer water in the sheltered sections. Dogs are welcome outside seasonal restrictions. The village has a handful of places to eat and a surf shop.

The Bedruthan Steps are a ten-minute drive — a sequence of dramatic sea stacks rising from the beach, visible from the house at a distance. The National Trust manages the site; the cliff-top walk between them is one of the most photographed stretches of the Cornish coast. Dogs are welcome on the cliff path and the beach outside restricted summer months.

Watergate Bay, 3.5 miles, is one of Cornwall's great family beaches — long, wide, with a surf school, the famous beach café and reliably good conditions. Newquay is 7 miles for a wider range of restaurants and an evening out. Harlyn Bay, 6 miles, is a sheltered north-facing beach popular for families and rock-pooling.

The hot tub after sunset, looking toward the sea stacks, is as good as it sounds.
