Six bedrooms near Padstow with estuary views and a games room.

Twelve sleeps, a hot tub, a large enclosed lawn and the Camel estuary on the horizon.

The Padstow House is a generously proportioned six-bedroom house near Padstow on the north Cornish coast, with high ceilings, plentiful glass and estuary views from the open-plan living space. It sleeps twelve across six bedrooms with four bathrooms, has a private hot tub, a games room with a retro arcade game and table tennis, and a large enclosed lawn — the practical infrastructure for a gathering that actually works. Three dogs welcome throughout.

Padstow needs very little introduction. The harbour, the restaurants, the narrow streets and the food culture that have made it one of the most visited towns in Cornwall. The Camel Trail starts nearby — a converted railway line running traffic-free along the estuary toward Wadebridge and Bodmin, outstanding for cycling or walking with dogs. Trevone Bay, 2.5 miles, is one of the quieter north Cornish beaches; Harlyn Bay (4 miles) is sheltered, with good rock pools for children.

Interior+

Entry is through a grand hallway — the architecture announces itself immediately with high ceilings and an abundance of glass. The ground floor holds four bedrooms, the family bathroom, the utility room and the popular games room: retro arcade game, large Smart TV and table tennis. Two of the ground-floor bedrooms have their own bathrooms accessed from the corridor.

Ascend the staircase to find a transformation. The upper floor opens into a vast, light-filled open-plan kitchen, dining and living space — the views across the estuary come in from multiple angles through floor-to-ceiling glass. Contemporary, well-equipped kitchen with everything needed to feed twelve. The dining table gathers everyone. Two further bedrooms sit on this floor alongside a family bathroom with a freestanding statement bath and a separate WC.

Exterior+

Multiple outdoor spaces across the property. Two balcony areas with decking for the upper-floor living areas. A large enclosed lawn at ground level — genuinely large, the kind that gives twelve people and three dogs room to spread out without any sense of being on top of each other. Hot tub in the garden. Alfresco dining possible in any combination of the outdoor spaces. The enclosed lawn is the right space for dogs; the balconies give the adults their elevated view.

A short guide to Padstow, the estuary and the north Cornish beaches.

Padstow's food culture is well documented — the harbour, the Stein establishments, the independent restaurants and bakeries that have grown up around them. Worth a lunch at minimum. The town gets busy in summer; early morning or evening visits are calmer. The Black Tor ferry crosses the Camel estuary to Rock village and its quieter beaches.

The Camel Trail is the outstanding local activity — a traffic-free cycling and walking route following the estuary from Padstow through Wadebridge to Bodmin. Around 17 miles total; most people do sections. Dogs welcome throughout. Bike hire available in Padstow.

For beaches: Trevone Bay (2.5 miles) is a sandy cove with a natural tidal pool at low tide — one of the calmer beaches in the area. Harlyn Bay (4 miles) is sheltered and family-friendly with extensive rock pools. Polzeath (15.5 miles south) is the surf beach in the area. The Bedruthan Steps are accessible along the coast.

Port Isaac is 15.5 miles — the filming location for Doc Martin and the home village of Fisherman's Friends. Worth an evening trip for supper and the harbour.
